Imagine it’s a Saturday in mid-April. Here in Northern Virginia, we call this the "Golden Window." The azaleas are screaming with color, the air is crisp, and you’ve been waiting all week for one thing: sitting on your patio with a cold drink and a good book.
Everything is perfect. Then, the sun hits its 2:00 PM peak. Suddenly, the "Golden Window" feels like an oven. Ten minutes later, a stray spring cloud rolls over the Potomac, and a light drizzle starts tap-tap-tapping on your shoulder.
Usually, this is where the story ends. You grab your things and retreat inside. Game over.
But what if you didn't have to move? What if you looked up, tapped a button on your phone, and the ceiling "breathed"? With a whisper-quiet hum, the louvers close, the heaters kick on, and the weather becomes a background character rather than the lead actor.
This is the project that just won 3rd Place in the 2025 NADRA National Deck Competition for the "Limitless" category.

This is the "brain" of the xScape experience. Instead of a solid roof that leaves you in the dark, this system uses motorized, architectural louvers.
The Experience of Light: Pivot the louvers to 45 degrees to let the breeze through while reflecting the sun's heat. You get the brightness without the "oven" feeling.
The "Rain-Sense" Miracle: Integrated sensors detect the first drop of rain and automatically snap the louvers shut into a watertight ceiling. Your cushions stay dry, and the party stays outside.
In our Haymarket project, we installed a system of retractable windows that act like a volume knob for the outdoors.
On a perfect day, slide them open and the room disappears into the landscape.
When the wind picks up or the pollen gets thick, seal them shut. It’s an instant second living room where the "wallpaper" is your actual garden.
Most people look at the dark, damp area under a deck and see a place for spiders. We saw a Golf Simulator.
We used a specialized Under-Deck Drainage System to divert 100% of water away from the area below.
Because the space stays bone-dry, we installed high-end turf and professional electronics, turning "dead space" into the most popular room on the property.
In the winning design, our stone experts and builders worked from the same digital blueprint. This ensured our curved stone patios fit against the high-end decking with zero gaps. To keep the space usable in 50-degree weather, we tucked discreet infrared heaters into the ceiling to provide "sun-like" warmth without the smoke of a fire pit.
