Yes. xScape is a design-build firm — the same team that designs the project builds it. There's no handoff between an outside designer and a separate contractor, which is where most outdoor projects lose definition.

Yes — start to finish. Our team develops the structural drawings, prepares and submits the plans, plats, and permit applications, tracks the review through Loudoun County's submission systems, and responds to any County questions during review. Once approved, we download the finalized permits and notify you we're cleared to build.

The only thing typically required of you is providing property information and, occasionally, signing an owner authorization form if the County requests one.

Loudoun County permit approvals currently run approximately 30–60 days for most outdoor living projects — decks, porches, and pools. The timeline depends on how many zoning and natural resource reviews your specific property requires. Some properties need a single zoning review; others can require up to four.

After permits are issued, build time for a premium custom deck runs several weeks. Full backyard transformations with pool, porch, hardscape, and outdoor kitchen run months. We give you a real schedule before contract, not a marketing window.

The most common delays come from zoning and natural resource reviews, which vary significantly by property. Homes in environmentally sensitive areas, properties with easements, steep slopes, floodplain considerations, or HOA-restricted communities often need additional review steps that extend the timeline.

The County also occasionally requests revisions or clarifications during review. That's a normal part of the process — not a problem with the project — and most permits go through one or two rounds of comments before final approval. We minimize delays by preparing complete submission packages upfront, tracking reviews closely, and responding to County comments quickly.
